The villa is on two levels with a double bedroom on the ground floor with an independent entrance leading onto the loggia and the other three double bedrooms on the first floor each with their own bathroom. We can accommodate up to 8 adults + 2 children on a comfortable sofa bed in the ground floor lounge or we can accommodate up to 10 Adults + 2 children including the adjacent Cottage, on request., , The location is fantastic with organic lawns, organic olive trees and a beautiful view of Lake Trasimeno. The swimming pool is very large, 12mt x 6mt and is salt, it is open from May to the end of September. The Villa is exclusively for NON-smokers guests., , The main property can be booked for up to 8 people (plus 2 children), consisting of 4 double bedrooms and 4 bathrooms. An additional 2 adults can be booked by also booking the adjoining Cottage on the same property. Each bedroom is equipped with AC., , Family Friendly! We have lots of games for children plus an outdoor Ping Pong table, a trampoline, DVDs and books in English plus various board games. A large Smart Tv screen so you can connect to Netflix and Amazon Prime., , Nestled in the woods about 4km from the town, our property boasts total privacy, in a fantastic natural area where you can enjoy excellent oxygen and be away from smog and local traffic., , The rooms in the Villa each have air conditioning and fans in each room. The Villa has a splendid triple living room, very cool in summer, made of stone and wooden beams, with three sofas and two comfortable leather armchairs., , An old loggia shaded by a splendid lime tree where you can have a cool lunch in summer and then relax on the deckchairs on the lawn under the foliage of the large tree with a continuous light fresh breeze! An enchanting terrace overlooking the lake valley of over 20 square metres, covered by a pergola of American vines and beautiful wisteria, where you can enjoy lunches, aperitifs and romantic candlelit dinners., In winter there is heating throughout the house., , Perfect location for visiting many Italian cities of art such as: Florence, Cortona, Montepulciano, Assisi, Perugia, Spoleto, Gubbio, Siena... About 10 minutes drive from Passignano sul Trasimeno, where you can find supermarkets, restaurants, bars, banks, petrol station. Each bedroom is equipped with air conditioning (both cold and hot), and there is independent heating throughout the house. We also provide extra services for our guests: cooking classes, Italian chef on request who can prepare breakfasts, lunches and dinners for you, as well as daily cleaning and mid-week linen change, only on request.
